Abstract


By presenting the overview as well as the social and environmental impacts of the construction management of so-called modern residential houses in Cameroon, this article reports on the destructive nature of this category of fashionable buildings, but also sounding the alarm on the return to basics. From the results of previous studies, this article clearly shows that the construction management system for residential houses in Cameroon is archaic due to the absence of any real regulations. Most of the construction models for residential buildings are modeled on the Northern countries, using mainly imported and residential materials but whose exploitation is a source of considerable social and environmental impacts. The use of such building materials leads to the proliferation of uneconomical, non-ecological and uncomfortable habitats. It follows people's exposure to many diseases and the destruction of the environment. The integration of sustainable construction technologies in the residential sector remains the main of means of constructing economical and ecological buildings, meeting our needs while preserving that of future generations.

En présentant l’état des lieux ainsi que les impacts sociaux et environnementaux de la gestion des constructions des bâtiments à usage d’habitation et dans l’ordre dit « moderne » au Cameroun, cet article rend compte du caractère destructif de cette catégorie des bâtiments à la mode, mais aussi tire la sonnette d’alarme sur le retour aux sources et valeurs techniques antérieures de garantie durable. A partir des résultats d’études précédentes, cet article montre clairement que le système de gestion de construction des bâtiments résidentiels au Cameroun bien que archaïque du fait de l’absence d’une véritable règlementation, s’inspire plus de la copie formelle des modèles importés de construction au détriment d’un appui sur les technologies localement disponibles, le plus souvent durables. La plupart des modèles de construction des bâtiments à des fins d’habitation sont calqués sur le système de pensée euro centrique, utilisant essentiellement le matériau importé, dont l’exploitation est source d’impacts socio-environnementaux et économiques considérables. L’utilisation de tels matériaux de construction et la non prise en compte de la réalité géo-climatique conduisent à la multiplication des habitats non économiques, non écologiques, mais surtout inconfortables tant pour la santé que le bien être en général des occupants que pour la croissance des états africains. Il s’en suit une exposition des populations à de nombreuses maladies et la destruction de l’environnement, dégradant ainsi le tissu économique des pays impliqués. L’intégration des technologies de construction durable sous l’inspiration des valeurs et bonnes pratiques millénaires et la résilience dans le secteur résidentiel demeurent les moyens pour le déclic dans le sous-secteur de construction des bâtiments économiques et écologiques, répondant à nos besoins tout en préservant ceux des générations futures.
